Development Feasibility
Because professional services are usually required to determine the potential for a development project, Marchionda & Associates provides custom feasibility analysis services. The degree of effort necessary to determine a project's feasibility varies substantially from project to project. Therefore, we tailor our efforts to the particular project based on the client's goals and available budget. Generally, project feasibility is dependant upon zoning requirements, subdivision regulations, site plan regulations, environmental conditions, site access, available utilities, deed restrictions, and many other factors. Marchionda & Associates identifies all significant requirements and constraints that could affect a potential development, and then determines the feasibility based on the potential density of the project and the infrastructure requirements to support such development. The analysis can usually be completed more rapidly and economically in locations that already have access to a full range of public utilities, and in areas with suitable topographies. The final product of a typical feasibility analysis is a conceptual layout plan accompanied by a report summarizing the required approval process and pertinent development constraints.

Site Planning
Site planning is a critical element in the successful completion of any project, regardless of whether the proposed development is for large or small residential, commercial, or industrial use. The goal of site planning is to determine the most appropriate development program for our clients' specific needs based on our evaluation of the feasibility and permitting requirements for various development alternatives and schemes. This planning process occurs in two phases. First, site-specific data are assembled and produced by conducting a detailed topographic survey, locating all wetland and resource areas, determining soil conditions, delineating the property limits of the subject site, and identifying the presence and availability of public utilities. After these base data are compiled, the actual site planning begins by preparing various development alternatives for consideration. In some instances, this process may be as simple as considering various layouts for roads and lots to determine the most cost-efficient proposal. In other cases, the site planning process is more complex, and might include an analysis of the development potential while assuming a special permit, zoning change, or variance that could appreciably increase the project profitability.

Design and Permitting

Working closely with the site contractors, our survey crews coordinate all aspects of the site layout, providing as much or as little control needed to complete the project in accordance with the approved plans and specifications. We have successfully provided construction layout services on a wide range of projects, ranging from simple subdivision layouts to complex precast concrete construction.
